Do-It-Yourself Staging Tips for Home Sellers

Difficulties today with real estate agents. Building a home can change the quality of a home, which is attractive to homebuyers and can lead to higher prices and faster time to market. By adding small decorations, rearranging or removing furniture or creating vignettes, a home can look like a professional entertainer has been hired.

Mark Nash author of 1001 Tips for Buying and Selling Homes has seen the best and worst of the real estate market as a Chicago real estate agent and shares his do’s and don’ts for real estate agents who want to test drive their home.

What?

– Pick up the latest home decor magazines. If you are not in a hurry for modern decoration it will help you to know how interior design is selling. Pages with affordable ideas that will make your home speak today.

-Invite a friend or real estate agent. A second or third set of eyes will help you clarify the best and change the worst in your home. Be prepared for constructive criticism. You want to hear them before you put your home on the market, not just as feedback from prospective buyers. Go room by room with paper to write. Depending on how much time you have to change or change, you need to prioritize and figure out what will give you the biggest return. Do this at least two months before putting your home on the market.

– Install a home office if you don’t have one. They are not systems; needed by home buyers in 2006. Many home buyers today work from home full-time or want a place to organize their lifestyle and put away their computer. Find an extra bedroom, living room or unused corner and turn it into a home office. Make sure there is electricity, phone and cable.

– Focus on the living space. These areas are where most home buyers spend their time. Place a side table and floor lamp next to a comfortable chair as a reading corner. Floating sofa and coffee tables away from the walls for a view. Use carpets to group furniture on bare tile and wood floors. The seating area should have matching table lamps. Keep family photos and put green plants in the room. Fire extinguishers must be used at all times and on time. Place clusters of candles and white glass bowls filled with organic potpourri alongside coffee tables. Larger baskets can hold magazines, remote controls and toys. Reduce control gear to make room for gear.

– Be interested in the Kitchen. Place all dish towels and rags in the utility cabinet. Reduce recipe boxes, cookware bins, pressure cookers, and cookbooks by two-thirds to free up counter space. For a quick change put new equipment on the cabinets. Find an outdoor location for the dishwasher. Remove everything from the refrigerator door. Omit throw rugs scattered around the kitchen. Remove the windows to open up the outside view. Organize cabinets with clear drawers. If you can’t see the back wall of the cabinet, buyers may think you don’t have enough storage space. Ditto closets. Budget to keep a variety of fruits in glass bowls on the counter. Edit family newsletters. Remove the old curtains and install new wooden blinds on the windows.

-You spend time sleeping in the bathroom. Often looking hard to find a home on the market, this property can make or break a home. Buy a set that includes a matching bed skirt, bedspread, pillowcases and duvet covers to match. Buy a new shower curtain and separate liner. Wash the curtain often if mold develops. Add a full set of towels that coordinate with your new shower curtain. Remove all unnecessary makeup. If you have a small toilet cabinet, consider removing it and replacing it with a piece of art. Remember to keep things in the “more information” category, so they don’t show up. If you have a large bed in a small room, you will pay to have buyers come to this, so get rid of it now. Get rid of clothes and night stands that are too tight. Make sure the bedroom receives plenty of natural light. Put closet organizers in the closet. Remove the wall hooks and wardrobe doors. People can look under your bed, no surprises please.

-Remember the first impressions of the text. A simple table with a glass top forms the entryway. Make sure the area is well lit during the day or night. Place adhesive under carpets to prevent shoppers from tripping or slipping.

I don’t

-Use cheap silk flowers. Nothing confuses buyers more than silk flowers that are out of date, not suitable for the season or thrown together. Throw it out, now.

-Forget to raise Fido’s bowl. I have encountered more unhealthy pet bowls, waterers and litter boxes than I care to remember. We know you love your pet, but prove it to potential home buyers.

– Check the window coverings. Consumers today think that less is more in window fashion. They want more light and less window decoration. And no layered products with layered panels please.

-Use low energy light bulbs. Dark, unsightly rooms are not attractive to home buyers. They want to see what they can buy. Replace light bulbs with approved light bulbs and especially those that are burned out. New low-energy light bulbs do not cast homes or people in a beautiful light.

– Think everyone likes wallpaper. No two people have the same taste in instant decorative finishes. If it is more than three years old, remove it and paint it in a neutral color. And the wallpaper boarders are out.

– Paint with dedicated colors. If you are determined that you must paint, stay away from bold or as I call it committed colors. Committed brands are what consumers love or hate. It can be difficult for consumers to roll their eyes over them. As one client told me “I don’t live in magazines.”

-Think that cleaning is part of the stage. Cleaning is what you do before you create. Everything should be bright and shiny. Don’t forget the windows.

Use these tips to get your home on the stage in your local real estate market.
