Ask an attorney to help you with the contract and closing. Any attorney can do this work and they will pay less than a combination of real estate agents, closing attorneys and title companies, etc.

Remember that this process is a lot of work. But it’s a DIY job you have to do, even if you hire and have to pay a pro. Real estate agents pay the people they care for and improve your home. It’s not free. Selling a house yourself is a lot of work, but it’s all possible and affordable so you walk away with more money in your pocket.

One last note, if you can provide owner financing you will increase your chances of getting the best value for your home. Don’t dismiss this possibility because you need all the cash. You can sell a personal loan to a buyer. When they buy paper at a discount, you need to pay most of these discounts by 1) Selling more quickly and thus saving interest, taxes, insurance, etc., 2) Get down payment on the home, 3) Not available to provide approval such as a loan for closing costs because there will be very little, and 4) No real estate sales fee.
